Land record or property document verification fee
Someone claiming to be from the land records office says your documents need verification for a fee to avoid a dispute.
Community reports: 0
How it works
- A caller or visitor who says he is from the tehsil, revenue or land records office tells you that your property papers have an error or someone has filed a dispute.
- He says it will be corrected or closed only if you pay a verification fee and hand over your documents, sometimes even the originals.
- The money is taken in cash or by UPI, and the documents may later be misused for a false sale or loan on your property.

Uncle, I am from the land records office. Someone has filed an objection on your plot. Pay Rs 15,000 verification fee today and I will close it, otherwise it will go to court.
Please give me the original sale deed and an Aadhaar copy for digital record updating. The fee is Rs 3,500, cash or UPI.
Red flags
- A visit or call you never asked for
- Fee in cash or to a personal UPI
- Asks to take your original documents
- Threat of a dispute or court case
The one question to ask
Will the land records office confirm this if you go there yourself with your papers?
Already paid or shared details?
Do not hand over originals; if you already have, note the person's description and number and inform your local police station and the land records office in writing. If money was paid online or document copies were taken, call 1930 or file a complaint at cybercrime.gov.in.
